Located on a sloping site overlooking the Indian Ocean in Maputo, Mozambique, this mixed-use residential development was designed around one of the site's strongest qualities: uninterrupted ocean views. Instead of treating the steep topography as a limitation, the project transforms the elevation difference into a sequence of inhabitable outdoor terraces that extend daily life toward the landscape.
The building combines residential apartments, commercial functions, panoramic rooftop spaces, and multi-level outdoor social terraces into a single architectural composition. Every major living space is oriented toward the Indian Ocean, allowing natural light, prevailing sea breezes, and long coastal views to become integral parts of everyday life.
Maputo's coastal districts have experienced increasing residential development along the Indian Ocean waterfront, where uninterrupted sea views are among the most valuable characteristics of new housing projects.
Architectural Concept
The architectural language is based on a dialogue between solid white structural frames and warm timber surfaces.
Rather than creating a flat façade, the building is articulated through deep balconies, recessed living spaces, and vertical timber fins that generate depth, shadow, and privacy throughout the day.
The white concrete frame defines the primary geometry of the building, while timber elements soften the scale of the residential units and reinforce the relationship between architecture and the tropical climate.
Large roof overhangs provide solar protection while visually unifying the entire composition.
Designing With the Slope
The site's steep topography became one of the defining design opportunities.
Instead of excavating the terrain into a conventional retaining wall, the natural slope is transformed into a series of cascading public terraces.
These multi-level outdoor decks create:
restaurants and cafés overlooking the ocean
outdoor seating areas
viewing platforms
shaded gathering spaces
landscaped resting areas
Because every terrace remains visually connected to the sea, the project extends the public realm beyond the building itself.
The retaining walls become part of the architecture rather than merely engineering infrastructure.
